Documentation Required for Complete UnderwritingGeneral Documentation: 1. Signed Conditional Loan Pre-Approval and Application Fee 2. Current Rent Roll certified by the borrower 3. Past 2 years and YTD operating statements for the subject property 4. Color digital photos of the property including front, and/or side, rear, parking and street scenes 5. Current Real Estate Tax Bills 6. Certificate of Occupancy 7. Completed Environmental questionnaire and any recent environmental reports for the subject property 8. Proof of Insurance (Hazard, Liability and Business Interruption) with Lender as loss payee, additional insured and mortgagee 9. Most recent 2 months of bank statements and verification of funds to close
For Refinance: 1. Last 12 months payment history, including the terms for mortgage(s) being satisfied 2. Payoff Letter(s) for Mortgage(s) being satisfied 3. For Self-Employed Borrowers, Owner Occupied Properties and/or if Borrower is Business Entity: a. Last 2 years and YTD financial statements for the business entity b. Last 2 years completed and signed IRS tax returns for the business entity
For All Individual Borrowers and Guarantors: 1. Last 2 years personal signed IRS tax returns 2. For credit scores above 700, 1 year W-2/1099 3. For credit scores lower than 700, 2 years W-2/1099 and most recent pay stub, dated with in 30 days
For Business Entities as Borrowers: 1. Organizational documents 2. If the property is outside the borrowing entity's state of incorporation or formation, a copy of authorization to do business in that state dated within 30 days of closing is required 3. Copies of Occupational Licenses, if applicable 4. Certificate of Good Standing, if applicable 5. Corporate Resolution permitting Borrower(s) to obtain debt on behalf of the business
For Investor Properties when Single Tenant is Related Entity to Borrower: 1. Last 2 years and YTD Financial Statements of Tenant
